10 Home Staging Tips

Think about the houses that you’ve seen for sale. Were the pictures of them picture perfect? Or did they look like someone had been living there for the past 5 years? Staging your home can make a huge difference when selling because it draws buyers in and allows them to imagine themselves living there. Follow these 10 tips when you’re staging your home. 

Get Rid of Clutter

One of the most important tasks when staging a home is cleaning it. That means you have to get rid of your clutter. A clean empty space will make the room appear larger. Remove any of your personal items off of tables and shelves. Try to avoid throwing them into a closet because buyers tend to look in those. Instead, pack them up and put them in storage bins and get them out of the house. 

Don’t Assume Buyers Won’t Look There

When you’re staging your home, think about what the buyer is going to want to see. Yeah, you might not have looked in the junk drawer in over a year, but the buyer might want to see it. Don’t assume just because you rarely use a drawer, closet, or area in your home that the buyer won’t look there. Make sure all areas are clean and free of your belongings. 

Broaden Your Audience

It’s important that you keep spaces as gender-neutral as possible so they will appear to the widest audience. For example, this means maybe replacing the cartoon comforter in your kid’s bedroom with a solid color comforter. 

Fix Your Flooring

Pay attention to the current flooring in your home. Steam clean your carpets and get rid of any stains or odors that they may have. If your carpet is beyond repair, you may want to consider replacing it. If you have hardwood floors that are in rough shape, consider refinishing them. If you don’t want to do that, strategically place area rugs over some of the eye soars. 

Let Light In

Open up the blinds and remove the heavy drapery. Buyers like to see that a home has a lot of natural colors. Also, replace any burnt out light bulbs and put lamps where little light is received. 

Add Character

This is the fun part. Place decorations throughout your house that will add a visual appeal. Add a vase on the dining room table, or add some cool artwork to the shelf that’s in the living room. Have fun with it. 

Add Color

Adding color doesn’t mean you have to paint every white wall in your home. Instead, place some colorful pillows on your couch or bed, place a decorative plant on your nightstand, or add a painting or two on your walls. These little things will draw the buyer’s eyes to different areas of the room. 

Keep Traffic Areas Clear

Keep your natural walkways clear of furniture and decorations. You’ll also want to make sure that you place your furniture in areas that allow the buyer to move freely throughout the room. Also, don’t block outside views with furniture and decorations. 

Work on Curb Appeal

The first thing the buyer will see is the outside of your house, so you want to make sure it is looking as nice as possible. Powerwash your house, driveway, and sidewalk and wash your windows. Make sure the lawn is mowed and your flower beds are free of weeds. You’ll also want to make the home feel inviting, so make sure the house number is easy to read and consider putting a welcome sign or mat in front of the door. 

Arrange Furniture

The less furniture you have in your house, the bigger it will look and the more appealing it will be. A good rule of thumb is to remove about half of the furniture that you have in your home. Another trick is to place furniture away from the walls and anchor it with an area rug right in the middle. This will create a cozy feel to the room.
